Barings and LBS Secure First Pre-let at TIDE With B Corp Healthcare Communications Consultancy

Barings, one of the world’s largest diversified real estate investment managers, alongside its joint venture partner and development manager LBS Properties, has agreed its first pre-letting at its best-in-class TIDE Bankside development in London.

Having acquired the site for TIDE with full planning permission in 2021, the JV has now agreed a lease spanning the entire third floor of c. 13,907 sq ft with Costello Medical, a global firm at the forefront of its field providing scientific support to the healthcare sector, for a term of 15 years. Costello Medical is expected to take occupancy of its space shortly after the building completes in the summer, moving from its existing London office on Old Broad Street.

TIDE comprises 11 upper floors providing approximately 133,794 sq ft of Grade A office space, along with a ground floor retail unit and 11,560 sq ft of affordable workspace on the lower ground, ground and first floors. Occupiers of the building benefit from access to a wide range of amenities including a 5,167 sq ft rooftop communal terrace with panoramic views overlooking the Thames and the City of London, which is part of a total of over 13,000 sq ft of private and communal green spaces, as well as openable windows, cycle storage for 284 bicycles, 28 showers, and bicycle maintenance centre.

Designed by award winning architects Squire & Partners, TIDE is aiming for the highest environmental standards including net zero in embodied and operational carbon. The development features a NABERS 5 Star rating, EPC A rating, is targeting BREEAM Outstanding, which would put it in the top 1% of the UK’s most sustainable buildings, and will outperform LETI 2025 upfront embodied carbon targets. It is further certified as WELL Platinum Design-enabled, has achieved WiredScore Platinum, and is targeting SmartScore Platinum certification.

Additionally, Barings and LBS are working to deliver a pioneering and needs-based approach to enable social value through the long-term use of the building. Programmes will centre around employment, wellbeing and supporting local community initiatives. Future occupants will participate in these on-site social value opportunities and be able to measure their own contributions.

Located in the heart of the ‘Bankside’ village of Southbank, the asset benefits from easy access to both strong public transport infrastructure with Blackfriars, London Bridge and Waterloo train stations all a few minutes’ walk away along with the Thames Clipper Boat from Bankside Pier, as well as the area’s extensive amenities and cultural landmarks including the Tate Modern, Shakespeare’s Globe, Borough Yards and Borough Market. 

The asset was acquired by Barings on behalf of its second European real estate value-add fund (BREEVA II).
