Barings and LBS Let Two More Floors at TIDE Bankside
Barings, one of the world’s largest diversified real estate investment managers, alongside its joint venture partner and development manager LBS Properties, has completed a letting on the top two floors at TIDE Bankside, totalling 18,686 sq. ft.
Workplace Futures Group (WFG) is relocating from Victoria to occupy the top two floors (10th and 11th) at TIDE on a 10-year term. WFG is the parent company of Ambit, Modus, Mytr, Two and Platfform, which together provide a comprehensive range of design, refurbishment and fit out services to the commercial office sector.
This deal follows the recent letting of the 7th floor at TIDE to global travel and advisory company Flight Centre. In total, the 7th, 10th, and 11th floors account for 32,693 sq. ft of newly leased space. With more than 80,000 sq. ft— c.55% of the building’s total letting space—now let in quick succession, demand for the remaining floors remains strong.
TIDE was recently named a finalist in the 2025 British Council for Offices Awards. The development comprises 11 upper floors, offering approximately 145,000 sq. ft of high-quality office space, along with a ground-floor retail unit. Occupiers benefit from a range of amenities, including a spacious rooftop communal terrace with panoramic views of the Thames and the City of London. In total, the building provides over 13,000 sq. ft of private and shared green spaces, alongside features such as openable windows, cycle storage for 284 bicycles, 28 showers, and a dedicated bicycle maintenance centre.
Designed by award-winning architects Squire & Partners, TIDE is built to the highest environmental standards, targeting net zero in both embodied and operational carbon. The development has a BRE Design Reviewed NABERS 5 Star rating, an EPC A rating, and is pending BREEAM Outstanding certification, placing it among the top one per cent of the UK’s most sustainable buildings. It also exceeds LETI 2025 upfront embodied carbon targets, is WELL Platinum Design-enabled, has achieved WiredScore Platinum, and is targeting SmartScore Platinum certification.
These lettings follow the recent launch of NewFlex at TIDE, a flexible workspace offering in partnership with NewFlex, which has taken 32,000 sq. ft across multiple floors.
